    All information regarding your unit is at your fingertips 24/7, anywhere in the world, via the Jidmac integrated online system or by using the Jidmac-App (Android and I-phone) which can be downloaded for free.

    With the online information a tenant can see all account information, up to date statements, the signed lease contract, emergency procedures, also the initial entry inventory of the unit with pictures, the point-radius survey that tells you about all the amenities in a 2km radius of the unit with emergency numbers. It also opens a line of communication with the Jidmac office as to report and check the process of maintenance issues, emergencies or general queries.

    This clears all possible disputes and keeps all correspondence on record. To accommodate the person that wants to stick to the traditional phone call, Jidmac still maintains a strong interpersonal element and all information can also be requested from the Jidmac team by phoning the unit manager directly on his/her mobile or by phoning the office.

They build a relationship with their tenants and strive to give personal attention and special service throughout the lease term. Like in any business the client deals with a person and not a company.

  • Jidmac’s marketing is very informative and as a tenant looking for a new home you will be linked to our webpage through almost all avenues of advertising. 

    When linked to a specific unit the prospective tenant will be able to view photos of the unit, mostly furnished so it is easy to visualize personal belongings in the unit, also photos of the complex to see if it meets requirements, where possible also video footage of the unit and the complex, a floor plan of the unit as well as the point of radius survey that tells you about all the amenities in a 2km radius of the unit. 

    This list of amenities plays an important role where a tenant has to consider the distance to a primary and secondary school, bus routes, clinics, etc.

  • Appointments to view a unit are made directly with the agents on their mobile telephones or via the Jidmac website. The Jidmac Property specialist will then schedule a viewing with the prospective tenant for a time that suits both of them.

    To save the tenant valuable time spent on unproductive viewings, Jidmac offers the prefect tool to calculate affordability. It is our passion to have tenants that can really afford to live in the “home” we find for them. We love to have them live in peace and harmony and not have hunger pains and no smiles because of financial pressure. To help a prospective tenant to make the right decision we have an online “affordability calculator” which the tenant can use at his own leisure to determine what kind of rent he/she can afford. This way he/she will know which units to view beforehand.

  • Upon entry the tenant will have a walk-through with a Jidmac agent completing a check-list that the tenant signs off. Digital photos will be taken of all angles of the unit.

    The tenant will also receive a “faults list” that has to be submitted to the office within 7 days, just to make sure all snags have been sorted.

     

    Any damages that are noticed will be noted and reported to the maintenance manager.

    The maintenance team will log the repair into the interactive work order system that will drive the process with all relevant parties. After receiving a quotation from the preferred contractor, it will be forwarded to the owner for approval. After approval the instruction will be given to the contractor to arrange for a mutually convenient time to do the repair. To avoid any unwanted situations Jidmac insists that repairs have to be done in the presence of the tenant or a representative of the tenant. Photos will again be taken of the repaired areas to be added to the “entry” state of the unit.

    Tenant will be provided with two sets of the unit keys, remotes for the gate where applicable, access control cards for boom gates, get log-in code to view the personal portal on the online system. Additional sets of keys or copies of access cards or remotes can be made at the cost of the tenant.

    The Jidmac Property specialist will also explain the list of emergency procedures that are attached to the unit portfolio on the online system. This list will explain what to do in the case of eg. a burst geyser, fire, electricity failure, etc. A copy of these instructions will also be displayed on the back of the front door. The tenant will also receive a list of the amenities in a 2km radius for them to familiarize themselves with the area. This list will also have the contact information of the closest emergency services.
